Preparation often defines the scope
Repairs, sanding, caulking, stain blocking, and protection can require more time than rolling the final coat. Photograph surface defects and state the finish expected.
Count each surface separately
Walls, ceilings, doors, trim, closets, railings, and cabinets involve different preparation and application. Room count alone rarely describes the full job.
Describe access and sequencing
Ceiling height, stairwells, furniture, occupied rooms, parking, elevators, and work-hour limits can change the plan.
